How we work — step by step

Clarifying your brief
You leave a request or message us on Viber, Telegram or WhatsApp. We establish:
- your preferred location
- budget for rent and utilities
- move-in date and minimum rental term
- special requirements — balcony, parking, pets, furniture, etc.

The shortlist
Within 24 hours we prepare a short list of at least 5 properties that best match your criteria, with descriptions, photos, prices and rental terms.

Viewings and terms
We arrange viewings online or in person, help you compare options and pick the best one. We review the contract: rental terms, deposit-return rules, possible penalties and risks.

Signing and moving in
We support the signing, record the flat's condition in the handover protocol and help with keys and setting up utilities.

Support during the tenancy
We stay in touch for the whole term, help resolve matters with the landlord and advise on renewing the lease or moving on to a new place.

Do you really guarantee the deposit is returned?
Yes. If you have kept to the contract — the full term, the flat used as intended, no significant damage, payments on time — and the landlord withholds the deposit without good reason, we refund 50% of our fee. This is written into our service agreement.
Do you work with foreigners and Ukrainians?
Yes. Most of our clients are expats moving to Warsaw. We help you understand the contract and rental terms and protect your rights as a tenant.
How fast can you put a shortlist together?
Usually the first shortlist is ready within 24 hours of clarifying your brief. Timing can depend on the season and what is currently available on the market.
Do you help with the paperwork?
Yes. We prepare the documents needed for the deal, review the contract and help with the handover protocol and recording the property's condition.
Can I come back to you when the tenancy ends?
Yes. Many clients return when they renew or look for a new place. Regular clients get individual terms and a 200 $ bonus towards their next service.
